Home Extension Project Stages

The stages below are for a typical house extension project.

1. Survey Stage

TapeMeasure Almost all projects require a measured survey. This can be quite expensive if employing the services of a professional surveyor to come to your house and measure the rooms in your house. A much cheaper option is to do your own survey sketches. Survey sketches are really easy to produce, and they just need to show the basic layout of the house, room names and sizes, door and window positions. Our Architect in a Box service helps you prepare your own survey sketches. We may not need a measured survey if you have the Estate Agent floor plans from when you bought your house, or drawings from a previous Planning Application.

2. Design Stage

Drawing We'll use your survey sketches and photos to prepare a full set of drawings showing the floor plans, roof plan and elevations of your existing house. Then we will prepare the set of proposed drawings based on your ideas, sketches and any example images you send. The finished drawing package will include all the drawings required for a Planning Application. Our prices include unlimited drawing amendments and we will help guide the design process by developing your ideas and suggesting alternatives. 3. Planning Application

ApplicationForm Not all projects require the submission of a Planning Application, some projects can be built within the rules of Permitted Development – Click Here for more information on Permitted Development rights. All other projects not covered by Permitted Development must be submitted to your local council for review. The Planning Application will require details of proposed finishes, materials, and the exact dimensions of the scheme. As part of our service, we prepare and submit the Planning Application on your behalf and act as the Agent for the duration of the project for no additional charge.

4. Building Control

TrenchDetail Once planning permission has been granted, a Building Control application will need to be submitted to your local Council. A Building Control package (also known as Building Regulations) is a set of technical drawings and construction details for every aspect of the project (such as thermal insulation, roof construction details, foundation types, wall build-ups etc…) We can help with this stage even if you didn't use us for the design and planning stages.

5. Structural Design

Beam Most projects would require a structural report (also known as Structural Calculations) to be submitted as part of the Building Control application. We can prepare the structural design report for your project and submit it to the Council as part of the Building Control application. One of our Engineers will provide the structural report, discuss the project with the Council and provide support to your builder if required.

6. Project Completion

Mixer Once the Building Control package has been prepared, you can use this to send to builders for quotes. The Building Control application should be validated within a week or so and at this point work can start. During this stage, the Council will visit the site and inspect the work to make sure it adheres to the Building Control package. We will provide design support for the duration of the project and are always on hand to provide advice if required.
