Wall removal & internal remodelling

Open up your home by removing internal walls, with the drawings and structural design to do it safely. We confirm whether a wall is load-bearing, design the beam to carry the load, and prepare everything for building control.

Removing a wall to create an open-plan kitchen, diner or living space is one of the most popular ways to transform how a home feels, without extending. The key is doing it safely: where a wall is load-bearing, the weight above has to be carried by a properly designed beam. Because our architectural designers and structural engineers work under one roof, we handle the whole job, the layout, the beam design and the building control sign-off, as one coordinated package.

What we do
  • Confirm whether the wall is load-bearing
  • Design your new open-plan layout
  • Calculate and specify the beam (steel or timber), padstones and supports
  • Prepare the building control drawings and structural calculations
What you receive
  • Proposed drawings for your new layout
  • Structural calculations and a beam specification
  • A building regulations pack to build from
  • A safe, compliant, buildable design
Common questions

Frequently asked

Do I need permission to remove an internal wall?

Removing an internal wall does not usually need planning permission, but if the wall is load-bearing the work needs building regulations approval and structural calculations. We confirm whether the wall is structural and handle both.

How do I know if a wall is load-bearing?

Walls that run at right angles to the floor joists above, or that carry a wall or the roof, are likely to be load-bearing, but the only reliable way to be sure is an assessment. Our structural engineers confirm it, and design the right beam if it is.

Will I need a steel beam (RSJ)?

Where a load-bearing wall is removed, the load above has to be carried by a beam, usually a steel (RSJ) or engineered timber. We calculate the size and specify the padstones and supports so it passes building control and is safe to build.
