Building Control Application
We handle your Building Control application from start to finish: we submit it on your behalf, keep it moving and answer the technical queries that come up — so the council or an approved inspector can inspect and sign off the work and issue your completion certificate.
Building Control is the statutory check that your project is built to the Building Regulations. That check — inspecting the work on site, approving it and issuing the completion certificate — is carried out by your local authority or an approved inspector, not by us. What we do is act as your agent: we submit the application, manage it through to a decision, and resolve any queries the surveyor raises about the design.
On most projects we also fulfil the Principal Designer duties required under the Construction (Design and Management) Regulations (CDM), coordinating health and safety through the design stage. Your builder arranges the site inspections with the surveyor as the work reaches each stage, and we stay on hand for anything technical. The result is a completion certificate, issued by Building Control once the work is finished and approved, which you’ll want in hand if you ever sell or remortgage.
Submit and manage your Building Control application on your behalf, act as your point of contact for queries, and fulfil Principal Designer (CDM) duties.
Your application handled end to end, leading to the completion certificate that Building Control issues once the work is finished and approved.
Building Control’s own fees are set by the council or approved inspector and paid to them directly — separate from our fee for managing the application. Reaching a completion certificate matters: without one, a future sale or remortgage can be held up.
